Job Summary:

This position is within the Property Management division of IRG Realty Advisors and will serve the Miami, Florida, area. The Site Manager, focusing on Ammonia and Refrigeration, offers a unique opportunity to learn and develop skills in operating and maintaining industrial ammonia refrigeration systems.  Working under the Operations and Property Managers, this role will contribute to ensuring the efficiency and safety of our refrigeration units while also assisting with the overall operational activities of the property to meet the tenant and client needs.

Essential Job Functions:

  • Assist in maintaining and repairing ammonia refrigeration systems, including compressors, condensers, and evaporators.
  • Perform routine inspections and record temperatures and pressures as required.
  • Support the team in troubleshooting mechanical, electrical, and control system failures.
  • Engage in preventative maintenance tasks to ensure refrigeration equipment's longevity and proper functioning.
  • Learn to operate and maintain related systems, such as the ammonia compressor system, which includes water pumps, evaporator and condenser fan motors with drive belts and direct drives, etc.
  • Participate in training sessions to expand knowledge and skills in refrigeration technology.
  • Interface with contractors and vendors; Hold vendors accountable for the quality of work, billing accuracy and adherence to property policies and procedures for all projects.
  • Assist the Operations Manager and Property Manager with the development of fiscally responsible operational and maintenance policies, procedures, and plans.
  • Implement approved budget daily and be accountable for operating the property within the budget guidelines and managing annual operating and maintenance budgets.
  • Follow the guidelines of the IRGRA WORKFLOW Program to include elements of Vacancy Management (Vacancy Review), Tenant Retention (Tenant PM Compliance, Tenant Space Compliance), Fire System (Fire Riser Inspection, Fire Pump Flow Test, Fire Panel Inspection, Fire Pump Run, Backflow Inspection), Environmental (Water Treatment Test, Monitor Well Test), Operations (Site Walkthroughs, Read Meters, Roof inspections, HVAC inspections), Leasing Support (Pre-Tour Review), and Budget/Capital (Inspection of Elements Under ServiceAgreements)

Skills/Qualifications:

  • A high school diploma or equivalent and a technical degree or certification is a plus.
  • Basic understanding of mechanical systems and a willingness to learn specialized skills.
  • Knowledge of ammonia refrigeration systems is advantageous but not required.
  • Ability to follow detailed instructions and work in a team environment.
  • Strong problem-solving abilities and attention to detail.

Work Environment:

  • The role involves working in various industrial settings where refrigeration systems are used.
  • The position requires availability for weekend shifts and overtime as needed.
  • Physical Demands: the ability to lift 50 pounds, work in confined spaces, climb ladders and stairs to assess rooftops, and walk the property in various weather conditions.
