Overview of Job Description

North American Properties is looking for an experienced Property Manager for our South Lebanon property, Water's Bend. This candidate must possess exceptional leadership skills with the ability to set expectations and successfully achieve results. In addition, Property Mangers are responsible for directing the leasing efforts and maintaining excellent customer service and resident satisfaction.

Duties and Responsibilities

In order to perform daily duties and responsibilities, the Property Manager- Water's Bend must:

General:

  • Maintain company standards
  • Teamwork, motivation, and cooperation
  • Enforcement of company policies and standards
  • On-call for property emergencies and resident relations
  • Innovate and initiate improvements
  • Identify opportunities and implement strategic change for competitive advantage
  • Regularly inspect vacant and make-ready apartments
  • Maintain high standards of property appearance
  • Monitor and manage maintenance procedures and staff
  • Properly document liability and incident reports to the corporate office in a timely manner
  • Perform any additional duties or tasks assigned by the Asset Manager

Human Resources:

  • Lead, motivate, supervise, and review all personnel
  • Establish and maintain a culture of professionalism and integrity
  • Set clear objectives and expectations for staff and hold accountable to results
  • Hiring or firing of personnel to achieve operational objectives
  • New hire orientations – paperwork, benefits, company overview and manual
  • Develop and monitor compensation/commission/incentive plans
  • Payroll review and approval
  • Employee training

Financial:

  • Responsible for financial performance of the property, including Rent and Other Income, Concessions, Accounts Receivable, Accounts Payable, Expenses, and Capital Expenditures
  • Budget preparation
  • Monthly variance reporting
  • Ensure rent and other income is efficiently collected, deposited, and posted
  • Implement efficient and effective office procedures and processes
  • Manage and monitor vendor and contractor relations
  • Provide accurate, timely reports that meet company deadlines and objectives
  • Keep and maintain accurate records and resident files

Sales, Marketing, Customer Service, Resident Relations:

  • Direct all leasing efforts to achieve property goals
  • Train, motivate, and monitor staff to achieve occupancy objectives
  • Implement advertising and marketing campaigns in cooperation with company plans
  • Execute the company’s digital strategy through social media and other online initiatives
  • Maintain current market studies and competitive market information
  • Create and monitor leasing strategies for new residents and renewals
  • Maintain excellent customer service and resident satisfaction
  • Foster a positive attitude amongst staff and a team approach to customer service

Education and Experience Requirements

  • Minimum 3 years’ management experience required, property management preferred
  • Secondary education required, Bachelor’s degree preferred
  • Proficiency in Microsoft Office (Outlook, Word, and Excel)

Compensation and Benefits

NAP Apartment’s Property Manager position will include an excellent benefit package that includes medical, dental, life, and 401(k). It will provide a competitive salary based on the candidate’s experience, plus eligibility for quarterly bonus.
