Procon Consulting, a fast-growing professional services firm in McLean, VA with expertise in construction management (CM), construction-related technology, space planning, and facilities management, seeks a Regional Construction Manager for a long-term opportunity in the midwestern region on various projects based out of Kansas City, MO. The ideal candidate must have the ability to travel as/if necessary, throughout the Midwest, to work full-time from initiation to project closeout.
The Regional Construction Manager will be responsible for providing owner's representative management, oversight, contract administration and management. The person will oversee and proactively manage the on-site (as needed) construction and close out of the contract. The Regional Construction Manager is ultimately responsible for for monitoring and reporting the contractors on-site activities and verifying that work has been completed in accordance withe the contract documents. The ideal candidate will have the following qualifications and skills performing the below responsibilities and duties.
Qualifications and Skills
- A Bachelor’s degree in Construction Management, Engineering or Architecture (or a degree in a related field within A/E/C)
- 10 years of construction management experience in facilities projects in both new construction and renovations; ranging in size from $1m to $10m.
- Demonstrate strong oral and written communication skills and, above all, possess the ability to act as a facilitator and leader for all project related activities.
- Certified Construction Manager (CCM) from the Construction Management Association of America (CMAA) is preferred.
- Proficiency with Microsoft Office and Industry Project software packages to include but not limited to latest versions of Microsoft Project, Primavera, E-Builder, Procore, etc.
- Experience with coordinating with architects and engineers to support their creation of design and construction documents.
- Experience with reviewing design document submittals, reviewing cost and schedule estimates, collecting, preparing, and reporting programmatic information.
- Fluent in project management principles and implementation of Project Management principles.
- Ability to analyze all relevant project-related information and communicate project status and major issues in writing or verbally.
- Ability to read and interpret drawings and specifications, interpret contract terms and conditions, working knowledge of CPM scheduling, communication skills, intermediate computer skills and Leadership skills.
- Ability to provide CMa services acting as an independent 1099 or business owner is desired.
- The Construction PM shall be the designated person on-site managing the daily operations of projects as the CMa.
- Experience on occupied building renovations, Federal and MEP projects is preferred but not required.
- Excellent communication skills with field and office personnel.
Responsibilities and Duties
- Communicating and interacting with team members and authorities involved in the planning, design, execution, and construction of the project.
- Managing, monitoring and tracking project objectives including the scope of work, schedule, and construction budget.
- Overseeing construction activities to determine whether the work has been executed in accordance with contract documents, applicable building codes, applicable quality standards, and safety standards.
- Conducting and documenting weekly progress meetings and other on-site, routine and special purpose meetings.
- Performing construction quality inspections on civil, structural, architectural, MEP systems, and assemblies. A strong understanding of exterior cladding, support structures, and moisture management is essential.
- Reviewing the contractor’s pay application.
- Reviewing the contractor’s baseline schedule and monthly progress update schedules.
- Reviewing and leading the submittal and RFI processes.
- Reviewing the contractor’s progress schedules and coordinating with the construction schedule subject matter expert’s
- Preparing change order and modification documents including scopes of work and independent government estimates; analyze price-proposals; prepare negotiation positions and participate in contractor change order negotiation.
- Performing project closeout tasks including collecting and organizing O&M manuals, warranties, project record drawings, and documents.
- Generating and coordinating the closeout checklist, including tracking the status of defective work and deficiency item correction during the project closeout process.
