Russell Square (RS) is a multi-state developer and licensed general contractor with employees currently based in five states in the western half of the United States. We specialize in multifamily development and are responsible for all phases of the real estate development process from site selection to lease-up. Our current pipeline consists of 2300+ apartments slated to begin construction over the coming 14 months in various states.

The Assistant Superintendent, upon the direction of the Superintendent and/or Project Manager, will be responsible for project oversite, subcontractor direction, plan review, submittal process and possible light labor (light carpentry, caulking, painting, etc.).

Role and Responsibilities -Ensures proper implantation and compliance with all Russell Square policies and procedures. -Reviews and enforces all contracts and specifications with Subcontractors. -Supervises and manages all assigned subcontractors. -Enforces Project-Specific Safety Plans and ensures compliance with OSHA safety policies. -Assists or conducts Weekly Safety Meeting and safety inspections. -Assists and attends Weekly Subcontractor’s Meetings. -Prepares for and participates in Scheduling Meetings. -Completes Daily Reports, logs, and progress photos. -Resolves subcontractor conflicts. -Manages jobsite clean-up, security, and quality control program. -Develops and maintains relations with management, architects, engineers, inspection officials, and local community members. -Reviews the project material/submittal status log for compliance. -Maintains as-built dimensions and changes to drawings and or specifications to implement into a bulletin. -Develops and maintains good working relationships with various people, including owners, managers, tradespersons, and craft workers. -Assistant Superintendent will immediately inform the Superintendent of any safety or resident related issues. -Understands and utilizes “STOP WORK AUTHORITY” at any time needed to prevent accidents. -Strong communication and customer service are paramount at Russell Square. -Performs other related duties as assigned.   Qualifications and Education Requirements -A minimum of 1-3 years of experience in building construction. -Additional construction experience is preferred. -Experience in field operations. -Multi-Family experience a plus. -Valid driver’s license and clean driving record. -Experience in specializing building systems -Experience in garden style apartment construction

Preferred Skills -Ability to build strong relationships with subcontractors and suppliers to run the site efficiently and effectively. -Thorough knowledge of OSHA construction order regulations. -Ability to read and interpret blueprints. -Excellent verbal and written communication skills. -Excellent interpersonal and customer service skills. -Excellent organizational skills and attention to detail. -Excellent time management skills with a proven ability to meet deadlines. -Understanding of contracts, plans, specifications, and regulations. -Knowledge of the construction process, including scheduling, workforce, meeting construction timelines, and equipment. -Ability to remain flexible and efficient in a fast-paced environment. -Ability to make intelligent and quick decisions, working well under pressure, and when faced with unexpected occurrences or delays. -Analytical and problem-solving skills. -Supervisory and leadership skills. -Ability to prioritize tasks and to delegate them when appropriate. -Thorough understanding of or the ability to quickly learn about the project or product being developed. -Good understanding of Procore, Microsoft Office Suite or related construction management software.

-Must be able to traverse and inspect all areas of jobsite in all weather; this may include walking, climbing, reaching, bending, crawling, or stretching. -Must have the ability to climb a 40-foot ladder to inspect and review project specs. -Must be able to get on roofs and inspect. -Prolonged periods sitting at a desk and working on a computer. -Must be able to lift up to 50 pounds at times. -Exposure to characteristic construction site dangers. -Must be on-call to address delays, emergencies, bad weather, and other job site issues.
