Job description

Position Summary:

The Superintendent oversees all on-site coordination of projects, including scheduling subcontractors, directing material and equipment, enforcing job rules/specifications, and confirming work is taking place on schedule and within the budget. The Superintendent is also responsible for scheduling inspections, and maintaining quality control and jobsite safety.

Essential Responsibilities:

  1. Schedule subcontractors, consultants, and vendors in a critical path to ensure timely completion.
  2. Perform quality control duties and responsibilities regarding the work being performed.
  3. Communicate with the project team regarding ASIs, RFIs, and material submittals.
  4. Ensure that the subcontractor is fully executing and complying with their contracted scope of work.
  5. Coordinate required inspections with local jurisdictions.
  6. Identify subcontractor non-compliance with safety, health, and environmental quality standards and identify conflicts in the construction progress and communicate them to the project team for resolution.
  7. Maintain a written daily log of activities on the jobsite.
  8. Walk all units on a project daily to monitor activities and assist in future planning.
  9. Preside over weekly subcontractor meetings designed to coordinate the work. Issue notices of non-compliance to subcontractors regarding quality of work or scheduling.
  10. Ensure that the job site is always kept in a clean and organized manner. Perform job progress and completion punch list.

Immediate Supervisor:  This position reports to the Principal and CEO.

Required Education, Skills, and Experience:

  1. Degree and/or experience as a Construction Superintendent.
  2. In-depth understanding of construction procedures, safety rules, and legal guidelines in the field.
  3. Ability to read and understand blueprints.
  4. Knowledge of all necessary permits and building codes.
  5. Understanding and proficiency in MS Office and construction software.
