SUMMARY/OBJECTIVE: The Senior Superintendent will elevate the company mission statement by acting as the next level support; channel for project Superintendents assigned to the Region. Within the region, this position has primary responsibility for all field operations including safety, quality, production, personnel, and equipment; with these duties carried out through effective management of our project Superintendents and Craftworkers. 

ESSENTIAL FUNCTIONS: 

General 

  • Respond as needed to emergency and rapid response projects; lead effort in developing an action plan to address.
  • Ensure that all Harper teams respect client facilities and spaces.
  • Meet with Superintendents, Project Managers, estimators and others as necessary to assist in the estimating, scheduling, planning and closeout of projects.
  • Meet with Superintendents and others in coordinated pre-planning meetings for overall project construction and specific critical areas such as concrete placement, equipment installation, MOPO sequencing, shutdowns, commissioning, emergency response, etc.
  • Available to take on special assignments as directed by Division Manager and/or General Superintendent regarding project construction, warranty, and punch list activities.
  • Oversee all field labor, equipment utilization, quality control, and labor coordination; ensure safety on the job and ensure project is completed under budget and on time.

Safety 

  • Take all necessary measures and precautions to ensure that OSHA and company safety regulations are strictly followed.
  • Responsible for confirming our Superintendents are creating and maintaining safe worksites for the protection of employees, trade partners, and the public.
  • Support safety training; will orient and instruct Superintendents on safety requirements and verify compliance of all trade partners by observing field operations.
  • Collaborate with safety/HR team as needed to determine guidelines for emergency/short notice projects.

Quality & Client Satisfaction 

  • Help Superintendents seek better understanding of plans and specifications.
  • Enforce quality-control procedures.
  • Positively represent the company to clients, engineers, and trade partners within the region.
  • Primary point of contact for client warranty and callback issues; will visit site to assess the problem and determine appropriate next steps.

Production 

  • Available to Superintendents to assist with planning and organizing jobsite tasks to ensure completion of the project according to schedule.

  • Available to assist Superintendents with managing trade partners and help as needed to ensure subs are cooperative in providing proper resources for the work.

  • Coordinate with Superintendents regarding staffing and equipment needs for projects.

  • Review, with Superintendents during project visits, their plans for scheduling work over the next two to six weeks, and offer input as needed.

  • Serve as subject matter expert with respect to materials and methods during the preconstruction process.

Cost Control/Preconstruction 

  • Identify and recommend process improvements and cost savings in construction activities.

  • Ensure that Superintendents understand how costs relating to labor, materials, trade partners, equipment, and general conditions affect the job cost and profit objectives.

  • Serve as subject matter expert with respect to materials and methods during the preconstruction process.

  • Assist with proposal development process (site visit, means, methods, schedule).

  • Assist with business development.

Personnel 

  • Hiring and staffing of field personnel (Superintendents and below).

  • Quarterly and annual performance reviews of field personnel (Superintendents and below).

  • Resource allocation; coordinate with Human Resources and Superintendents to assign Harper employees to meet jobsite needs for personnel.

  • Resolve employee concerns/disputes with input/involvement of HR as necessary; and to address any performance or behavioral issues of Harper personnel.

  • Approve and schedule vacation days of Superintendents and Harper jobsite personnel and assign others to fill voids as necessary due to scheduled employee vacations.

  • Oversee separations/terminations.

Equipment 

  • Coordinate with Superintendents and/or General Superintendent/Equipment Manager/Coordinator to meet current and future jobsite equipment needs.
  • Enforce existing equipment maintenance and reporting requirements and ensure that responsible parties are maintaining Harper equipment and vehicles in a safe, operable, and clean condition.
  • Manage tool fleet (tools, trucks, equipment) for Division; know and report on what tools are allocated and where they are located at any given time.

Information Technology 

  • Must be proficient in the computer technologies Harper utilizes within the Superintendent role, making sure that Superintendents are equipped to fully participate in keeping up with design documents, project administration, scheduling, etc.
  • Recommend professional development and technical training as necessary to ensure all Superintendents are proficient in computer technologies.
  • Ensure and/or train employees in corporate software (e.g. Expensify, timecards, BambooHR, etc.)
  • Ensure and/or train employees in Divisional procedures (e.g. Procore, Sharepoint, Planner, etc.)

EDUCATION AND EXPERIENCE:   

  • Minimum 10 years of jobsite supervision experience.  

    • Includes 5 plus years as a Superintendent.
  • Scheduling:  

    • Ability to understand and create an Overall Project Schedule.
    • Includes understanding critical milestone dates.
    • Ability to understand and update an active Construction Schedule.
    • Includes understanding the critical path and its changes.
    • Ability to lead a pull a schedule and update a Work Plan.
    • Ability to understand material delivery dates and when they are required.
  • Can effectively navigate and resolve conflicts regarding design.  

    • With Trade Partners.
    • With Arch/Engineers.
    • Knows when to RFI an issue or resolve effectively without.
  • Can effectively run a Trade Partner coordination meeting. 

    • Includes setting an agenda and maintaining the agenda.
    • Understand critical issues for meeting.
    • Runs the meeting effectively.
  • Can effectively run an OAC meeting.  

    • Includes setting an agenda and maintaining the agenda.
    • Understand critical issues for meeting.
    • Assist in running the meeting effectively where required.
  • Can effectively solve clashes and conflicts of building systems in a manner that does not compromise the engineered basis of design.  

    • Also show the ability to understand when documentation is required related to drawing and specification updates and or cost impacts.
  • Develop and supervise an affective QAQC program.

  • Supervise a project utilizing BIM technologies:  

    • Coordinate a 3D design for conflicts.
    • Coordinate a 3D design layout in the field.
    • Utilize BIM Glue and Navisworks software when appropriate to assist in the BIM process on a project.
  • OSHA 30 certified.

  • Proven track record of a strong safety culture on the jobsite – is a leader in safety.

  • Has experience building from the ground up on more than 5 projects as a Superintendent.

  • Understand construction means and methods for all scopes of work.

  • Ability to communicate and develop relationships with City, local agencies and utility representatives.

  • Demonstrate a thorough and detailed understanding of:  

    • Plans.
    • Specs.
    • General conditions.

SUPERVISORY RESPONSIBILITIES: Weekly check-in with Superintendent and corresponding teammates (i.e Foreman, Craftworks, Crew Leaders, etc.)  

WORK ENVIRONMENT: While performing the duties of this Job, the employee is regularly exposed to wet and/or humid conditions; moving mechanical parts; high, precarious places; fumes or airborne particles; outside weather conditions; extreme cold and extreme heat. The employee is occasionally exposed to toxic or caustic chemicals, risk of electrical shock and risk of vibration. The noise level in the work environment is sometimes loud.  

PHYSICAL DEMANDS: 

The Senior Superintendent is required to work in a variety of conditions relative to construction jobsite environments and must be able to perform the physical requirements of the job, as assigned. Weather and climate conditions will vary throughout the progress of a project and the superintendent must be able to inspect all ongoing construction activities over the duration of the assigned project. This role requires walking over varied terrain, climbing, stooping, bending, and lifting. Lifting requirements vary from minimal loads to heavy; but help is always available with heavier loads. Inspection for quality, consistency and completeness of work frequently requires climbing ladders, stairs, and scaffolding. 

Driving a company-owned vehicle is required to perform the duties of this job including: a valid state-issued license, a satisfactory motor vehicle record, safe driving behavior, and must adhere to our Driving and Truck Policy. 

TRAVEL REQUIRED: Regular travel to multiple sites daily/weekly. Potential overnight or extended travel to reach distant projects.
