Regional Property Manager
Location: Greenville, SC
Summary
Responsible for the overall fiscal accountability, marketing development, Regulatory Compliance and the personnel and physical asset management of a multi-site residential portfolio. Also acts as management representative when dealing with various property owners, lenders and regulatory agencies. Reports to: VP of Conventional Property Management. Supervises: Area Managers, Community Managers and oversees staff management of assigned portfolio. RPM will oversee hiring, staffing, wage reporting, marketing, accounts receivable, collections and leasing. Must be flexible and able to work varied schedule, including weekends and some holidays as required.

Attendance is an essential job function.
Job may require assisting in special projects in or out of assigned portfolio. This may include due diligence, property acquisition or disposition, serving on or participating in company-sponsored/sanctioned committees and functions, etc.
Oversee new development or rehabilitation of a community (i.e., market surveys/strategies, provide property management insight/input to construction team or contractor, walk apartments, punch out, etc.). Act as liaison between property owners, construction and management team regarding project development.
Assists in or develops corrective programs for apartment communities.
Supervises and coordinates preparation of annual operating and capital budgets. Monitors and makes recommendations on budget performance and prepares quarterly summary report of same.
Established/revises property management forms, reports, and manuals including updates, changes, and additions.
Prepares and conducts meetings; develops and implements property management training programs.
Attends and participates in industry and NHE training programs as required.
Performs the tasks of subordinate associates as needed, including leasing units and making units ready for leasing.
Responsible for other assignments as needed and directed by Executive Team. RPM will also be a part of Senior Management Team.

III. SUPERVISORY RESPONSIBILITIES

IV. QUALIFICATIONS
CPM designations strongly preferred
Active/participatory apartment association membership preferred
YARDI Voyager, Payscan and Rent Café experience preferred
Multifamily leasing, sales and/or customer service experience is required.
SC and NC Property Manager License required.
Knowledge of apartment management laws and regulations, federal, state, and local.
Knowledge of expense control and financial management.
Must have a valid driver’s license or means of immediate transportation to attend meetings, events and daily activities
V. EDUCATIONAL AND/OR EXPERIENCE
High School Diploma or equivalent required. Bachelor’s Degree strongly preferred. Position requires a minimum 3 years on-site multifamily management experience. Needs strong “hands-on” financial/budget experience and proven marketing/personnel management capabilities.
VI. LANGUAGE/MATHEMATICAL/REASONING ABILITY
Ability to generate reports, business correspondence. Effectively present information and respond to questions from clients, customers, and the general public. Must possess the ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Should be able to compute rate, ratio and percent. Must be able to apply common sense understanding and carry out instructions furnished written and verbally.

VIII. WORKING CONDITIONS AND ENVIRONMENT
While performing the duties of this job, the employee primarily works indoors from the NHE, Inc. on-site property office. The employee will regularly work in a highly mobile environment in performance of the above duties and responsibilities. The noise level in the work environment is usually moderate.
