What we need:
We’re hiring a Senior Superintendent to manage commercial interior sites for clients in the Denver metro area. Ideal candidates will have experience managing complex interior jobs sites with extremely high safety, communication, and client service standards. A thoughtful, collaborative, creative mindset is critical for this role.
Qualifications:
Ideal candidates will have at least 10 years of experience as a commercial interior superintendent. Candidates should have experience in managing highly detailed corporate interior projects, and communicate professionally with subcontractors, vendors, partners, and clients. Experience with high-rise commercial tenant work is required. Redmond defines success in this role as the ability to see potential issues during preconstruction and in the early stages of project kickoff and solve for them in a collaborative, open, and proactive way. Candidates for this role must be comfortable pitching and interviewing for new client work. Candidates for this role must be comfortable managing other Superintendents on projects and providing mentorship and support.
Role & Responsibilities:
General:
Participate in kickoff meeting with PX & team to understand financial goals, relationships, etc. - provide feedback on subs
Host field kickoff meeting with all subs & PMs
Manage day to day sub/vendor relationships
Manage relationship between site and building management/owner
Participate in closeout meeting and provide feedback on subs
Host sub gathering for closeout
Participate in client interviews, pitch for new projects, and participate in pitch preparations
Oversee Superintendent I's on their projects and provide mentorship, resources, and support
Manage one large project and oversee up to two others with Superintendent I's assigned to those projects
Technical:
Review construction documents & drawings and fully understand critical path items
Review superintendent binder on Procore, print at their discretion
Site setup - ensure appropriate Redmond branding, safety and wayfinding signage, and PPE is available at all times
Create schedule with PMs - MS Project & Procore
Create 3 week lookaheads in Procore
Manage schedule and document schedule claims
Understand labor & GR allocation and track accordingly with PMs
Manage tickets and on-site CO documentation
Fully vet field claims with PM & sub before signing tickets
Manage site logistics and deliveries
Draft field RFIs and submit to PMs
Manage progress photos in Procore - or Sway TBD
Complete daily logs in Procore
Complete weekly report in Procore
Host weekly toolbox talk on site with all subs & document in procore
Host weekly foreman meeting on site to review 3 week and critical items
On-site safety control with guidance/support from Safety Director
Safety training - manage safety documentation and first responder steps on site, with guidance/support from Safety Director
Communicate with Warehouse for site deliveries and train on inventory system when implemented (Q3 2022)
Coordinate, update & complete punch list - copy in PM team and escalate if needed
