Investors pool their funds to invest in mortgage and growth-oriented credit opportunities and participate in the yields from interest income and net profit from equity.

Overview
Reporting to the President | Chief Executive Officer, with accountability to the Chief Operating Officer of Property Operations and the Chief Financial Officer | Chief Compliance Officer, the Vice President of Marketing is responsible for the strategic development and implementation of all marketing-related activities for Centurion Asset Management Inc. and its related entities on a national level.

The Vice President of Marketing is accountable for the successful management of all marketing resources, contracts, tools, and supplies for Centurion entities according to established standards and within established budgets.

Responsibilities

Relationship Development
Develop and foster positive relationships with internal and external stakeholders, acting as a liaison between Centurion and its advertising partners and suppliers. Ensure that a high level of client satisfaction is achieved through consistent attention to Centurion's Vision, Mission, and Values.

Residential Operations

Support the residential multi-family apartment and student housing operations by developing and leading the execution of all marketing campaigns to ensure strong brand awareness is maintained throughout our national portfolio. Work closely with both the Vice President of Leasing and Call Centre Operations, as well as the Chief Operating Officer of Property Operations, to ensure they have the necessary marketing tools and resources to execute on established occupancy and market rent targets. Oversee the creation of new marketing collateral and branding efforts for all upcoming acquisitions, ensuring that the property feels as though it is a part of the Centurion Apartment Properties Inc. community. Develop a full signage plan, including exterior signage as well as directional signage, monument signage, and floor plans that are unique to each property/community. Develop social programming that can be implemented across the various communities in which we operate, tailoring as needed to each property/community. Monitor online reviews, introducing campaigns to ensure a positive brand image. Maintain a constant awareness of our competition, networking with industry competitors to obtain a full understanding of the current market and Centurion’s position within it.

Investment Sales
Support the Investment Sales Department by developing and working closely with the Executive Vice President of Investment Sales to implement targeted capital-raising strategies that support our offerings and increase our exposure to investment institutions and high-net-worth investors. Introduce new ways of increasing Centurion’s brand recognition in the exempt market product and institutional space, influencing product placement and the way our products are brought to and seen in the market. Identify key sponsorship opportunities for Centurion that help to increase brand recognition and awareness in the industry. Drive the marketing and communication programs with internal and external stakeholders, including Wholesalers, Brokers, Advisors, and Investors, creating brand awareness and product promotion opportunities. Oversee the creation and delivery of eye-catching investment marketing collateral to be used at trade shows, conferences, Advisor meetings, etc. This includes but is not limited to presentations, offering memorandums, press releases, fund fact sheets, newsletters, and website updates. Support the adoption of the Seismic Sales platform, as well as the integration with Salesforce.

Ongoing Operations
Work closely with the leaders of other critical departments across the company to support all of their marketing needs, including Human Resources, Finance, Corporate Lending, and Commercial Mortgage Lending. Create the annual marketing budgets. Lead the development of an integrated national marketing strategy, creating an annual marketing plan and leading the execution of all brand marketing, communication, and advertising efforts across all channels and various mediums, ensuring consistency in our brand image and messaging. Develop unique programs and initiatives that support Centurion’s business goals. Create compelling marketing and communications strategies that build brand awareness for Centurion and its related entities throughout Canada. Ensure that Centurion’s brand reputation is positive and manage any reputational risk in a timely manner. Manage Centurion’s overall brand, ensuring consistent and proper use by establishing brand guidelines, processes, and standard operating procedures for effective branding efforts. Review online content to ensure effective and consistent messaging across various audiences. Oversee the content used for all websites and various distribution channels, including social media, ensuring Centurion-owned websites are maintained and updated on a regular basis. Manage and track all projects to ensure that they adhere to established budgets and timelines.

Department Management
Oversee the day-to-day activities and guidance of the Marketing Team, leading each sub-team, including Resident Experience, Brand & Communications, Investment Marketing, and Digital Marketing, managing their workloads using Monday.com and ensuring they are delivering assets according to established deadlines/budgets/expectations. Organize and facilitate regular team meetings with the Marketing team to reinforce established standards and address common concerns, issuing directives resulting from the meetings in a timely manner. Ensure the Marketing team is meeting targets and following through with the implementation of all marketing initiatives and projects. Introduce key performance indicators and constantly monitor the results and effectiveness of various marketing campaigns and adapt programming to improve performance where required. Determine the return on investments for various marketing initiatives, redirecting marketing spend accordingly. Identify and communicate underperforming marketing initiatives. Proactively assess and identify opportunities for competitively positioning Centurion’s brand and products. Oversee the preparation of corporate communications and announcements as required. Negotiate new vendor contracts as needed, reviewing and approving invoices.

Brand and Social Media Monitoring
Oversee the brand and social media management for Centurion and all of its group of companies. Monitor Google reviews and implement campaigns to improve scores across each unique address. Work closely with Human Resources to establish a strong employer brand presence in each of the provinces and further defined areas in which Centurion operates. Propose paid campaigns that can help to promote Centurion as an employer of choice and increase its recognition in the job marketplace. Oversee and directly manage all crisis communications.

Industry and Product Knowledge
Maintain a constant awareness of the competitive environment for similar products, conducting extensive research when required to obtain a full understanding of competitive market positioning. Drive strategic planning and decision-making to increase marketing effectiveness, aligning marketing plans with Centurion’s goals and objectives. Ensure that Management, including the Executive Vice President of Investment Sales, is provided with the most current and favorable view of Centurion’s products and its competitive value and proposition. Participate as a key member of Centurion’s Executive Committee, providing valuable insight into marketing strategies, programs, and results.

Compliance
Work closely with the Chief Financial Officer | Chief Compliance Officer to ensure that all compliance procedures and regulatory requirements are followed with respect to the marketing process. Ensure that all materials are reviewed and approved by the Chief Financial Officer | Chief Compliance Officer prior to distribution to external parties. Ensure that Centurion and its group of companies remain compliant with federal and provincial legislation at all times, including AODA and the Office québécois de la langue française.

Requirements

  • Bachelor’s degree in business, marketing or related field;
  • Minimum 10 years’ experience in marketing, advertising and/or communications within the real estate industry;
  • No less than 5 years’ experience managing and leading a team, having previously demonstrated excellent leadership skills with the ability to influence and motivate others;
  • Proven track record of developing and implementing successful marketing/advertising strategies for a national portfolio;
  • Well-connected in the marketing industry with a strong network of contacts;
  • Exceptional writing, editing and proofreading skills with a strong attention to detail and an emphasis on business writing styles in keeping with real estate and investment industry standards;
  • Self-starter; highly motivated and able to take initiative required to achieve department goals and objectives;
  • Strong project management skills with the ability to multi-task and manage multiple projects at once in an effective and efficient manner;
  • Ability to work effectively under pressure and meet tight deadlines; and
  • Excellent command of MS Office Products and Adobe Creative Suite as well as a strong working knowledge of SEO, SEM, CMS, and HTML.
  • Familiarity with Quebec language laws, specifically Law 25 (formerly Bill 64) and Bill 96 considered an asset.
