CIC St. Louis is looking for a full-time Facilities Lead with at least three years of experience in operating mechanical, electrical, and plumbing systems in a commercial property setting to join our team. This person will be responsible for two adjacent professional office buildings, one of which includes lab space.

YOUR DAY-TO-DAY WORK You will join our Facilities team to ensure the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems for our Sarah Street location. Our Sarah Street location is a 90,000sq ft innovation campus that is a mix of office and lab space located in the old Dorris Motor Company Building. The campus includes 3 parking lots and the surrounding green space. Some work will be independent while at other times it will require collaboration with other members of the CIC Staff. You will report to our Facilities Manager.

Potential responsibilities will include: • Respond efficiently to client requests; use internal system to track status and use email to communicate progress to tenants. • Communicate with other CIC staff in an effective and timely manner, and work cooperatively with other staff members. • Complete assigned work orders, projects, and other related items. • Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns. • Consult with Facilities Manager regarding any observed safety or problem areas. Report any accidents or unsafe incidents to the Facilities Operations Manager. • Provide general support for the repair, maintenance, and monitoring of CIC’s facilities, equipment, and related systems necessary to establish and maintain a conducive work environment. • Perform all plumbing, electrical, or HVAC requirements of the buildings. • Perform preventive maintenance duties in accordance with CIC standards, building protocol, manufacturer recommendations, and industry best practices. • Provide for the proper use and care of all equipment, tools, hardware and other related materials. • Responsibility for the safe condition of all assigned areas and/or equipment operated/repaired. • Appropriately communicate to all stakeholders when repairs or work is being conducted and implement related safety measures. • Ensure compliance with all applicable codes, regulations, governmental agency, and company directives as relates to building operations and practice safe work habits. • Maintain a safe and orderly work environment. • Assist with other Facilities Team operations as assigned.

YOU HAVE • A High School Diploma or GED (Graduate of apprentice program, trade school, or additional trade licenses preferred). • At least 3 years of related work experience in operating mechanical, electrical, and plumbing systems in a commercial property setting. • Availability to work from 8am-5pm, Monday through Friday. • Availability for shift work and on call outside of normal business hours when necessary, such as priority/emergency situations. • Basic computer literacy and ability to operate a range of standard office equipment; familiarity with work order systems, experience with Building Engines preferred. • The ability to read printed material, drawings and schematics and understand information presented orally and in writing.

Physical Requirements • Stoop, stand, climb, frequently lift a minimum of 50 pounds of equipment (pumps, tools, ladders) and safely install rigging/lifting devices. • Regularly crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine. • Remain in a stationary position from 10-15% of the time. • Extend hands and arms in any direction.
