Victor A. Servetnick

Realtor, Property Manager at DMS Health and Research IT

Victor A. (Alex) Servetnick is a life-long Maryland resident. He is a second-generation Maryland real estate professional. Victor received his first real estate license from the Maryland Real Estate Commission (MREC) in January 2014. For a while, Victor was the youngest licensed real estate agent in the State of Maryland. His career began at 18 years of age.

Victor is a member of the Southern Maryland Association of Realtors (SMAR), Maryland Realtors (Formerly MAR) and the National Association of Realtors (NAR).

Before he began his real estate career, Victor attended North Point High School, where he enrolled in the Construction & Development (Carpentry) Program. He became the go-to student for the theater program’s construction needs until his graduation in 2013. Many of Victor’s contributions to the school have lasted well beyond his graduation.

Victor began his real estate career working with renters, buyers and our tenants. He also handled property documentation services for many of our homes under our management. During these first months, Victor also continued to immerse himself the real estate industry.

In 2015, Victor began to provide high quality property preservation services. This was done because he saw a solution to the historically low quality, undependable alternatives in the property preservation industry. That was a particular problem with the Bank-Owned and foreclosure (REO) properties that we were listing and selling. Over the years, we also had many difficulties with contractors providing reliable services for homes we manage. We relied too heavily on one or two contractors to handle everything. That didn’t work and Victor took over the coordination of the property repairs. We now have a long list of qualified, licensed contractors to handle our property maintenance needs. All of this continued alongside his traditional real estate activities. In addition to helping our clients, these activities also benefited the communities we serve. This expansion of our business developed into our Homeowner Concierge Service program.

Starting in 2017, Victor changed his focus somewhat. He is now working mostly with home sellers and investor clients. These are people who see the advantage and need for a real estate professional who naturally specializes in representing homeowners. Victor is also our tenant liaison and handles issues involving leases or property maintenance. Victor strives to combine the benefits that technology provides to the real estate industry. He also retains the all-too-important human element and emotional grounding needed during the many stages of a transaction. As such, Victor has represented homeowners and investor clients with properties located in Charles County, Prince Georges County, Anne Arundel County, Montgomery County, Calvert County, Saint Mary’s County, Harford County, and Cecil County.

Victor diversified his listing career in 2019 to include selling items left behind in real estate assets. These are things that would have otherwise been lost forever (mostly ending up in the landfill). This expansion uses the many skills and services that benefit his real estate clients. It also provides a unique perspective on marketing, fielding prospective buyers, and experiencing the process of actually being a seller. As a profitable bi-product, the revenue stream directly benefits the end consumers and more than a half-dozen businesses. some of the abandoned property is donated to reputable charitable organizations in our community. All of the proceeds generated through Victor’s efforts are rolled into real estate investment vehicles. He is well on his way to his long-term goal acquiring income-producing real estate assets.
