WE ARE LOOKING FOR
We are looking for an experienced Technical Property Manager to join our P3 team in Madrid/Spain.
SOME OF THE INTERESTING CHALLENGES AHEAD OF YOU
Prepare, organize, and handle all tenders, purchase orders, design and construction contracts, approval proceedings, and legal contracts to execute the Budgeted capex each year.
Manage technical checks in relation to consumptions, regular and occasional controls, maintenance, all other service charges.
Invoicing process and checks related to capex and opex execution.
Manage the claims to insurance.
Manage the exiting guarantees for capex on going and for executed works in case of incidents.
Contribute with the preparation of the annual budget, maintenance forecast, major works, CapEx, 10-year major item budget/Capex.
Coordinate half-yearly technical inspections, if needed, or manage the relationship with the tenant to obtain the corresponding maintenance certificates.
Prepare for approval of the Portfolio Management committee, the investment memorandums needed to request for approval of Capex or repairs and maintenance activities.
Manage the handover of a building to the tenant: inspection of the premises with the tenant, identifying and proper documentation (written description and photos) of all defects and setting the date of repairs, signing on behalf of P3 the handover protocol (in form attached to the lease agreement).
Regular maintenance of all installations and parts of building which are the landlord’s responsibility, prompt reaction in case of any urgent repairs, dealing with any requests for works, etc.
Arrange all technical checks and inspections of the property.
Manage energy certificates for the buildings.
