Project Manager (PM)

Overview

The Project Manager is responsible for the project's overall success, working by, with, and through the project team. The PM is responsible for getting all the labor, materials, and equipment ready for the Superintendent when needed.

Roles and Responsibilities

  • Effectively leads Start Well
    • Prepared for handoff from the Preconstruction Department when assigned new projects
    • Buy-out complete within 30 days of NTP
      • Comprehensive buy-out with no scope gaps
    • Submittals
      • 85% first-cycle approval of submittals
      • Submittals complete within 90 days of NTP
    • Material Procurement
      • All material onsite per the schedule/when the superintendent needs it
      • Maintain and update an accurate Procurement Tracker
  • CPM Scheduling
    • Leads scheduling conference
    • Cost-loaded schedule (Sub SOV and VALIANT SOV match)
    • CPM updates submitted with invoice no later than the 3rd day of the month
    • Understand how to sequence work and how to use the scheduled software
    • Creates the CPM schedule with input from the Superintendent and ensures that the Foreman schedule aligns with the CPM schedule
    • Ability to recover/overcome VALIANT schedule delays
    • Integration of owner-furnished items into the CPM schedule
  • Financials
    • Accurate revenue projections based on the schedule
    • No more than one snapshot revision per month
    • Pay apps and schedule updates submitted no later than the third day of the following month
    • Detailed review and approval of subcontractor pay apps
    • Build, maintain, and effectively manage project contingency
  • Accurate communication and comprehensive documentation
    • Effectively leads Big Three meetings
      • Detailed Meeting minutes
      • Be prepared for all meetings and have an agenda with an objective
    • Keeps up with to-dos
      • Has an organized way of keeping track of to-dos
      • Has an organized way of keeping up with emails
    • Notices
    • Emails
      • Project correspondence must cc’ Procore project email address
    • PCT Compliance
  • Change Management
    • Effective RFI management
    • Timely pricing of changes
    • Understand how to handle defective specs and RFPs
    • Effectively uses change events in Procore
    • Knows how to schedule changes via time impact analysis in the schedule
    • Understand the cause and effect of change issues to the project (time & money)
  • General Items
    • Visit Jobsite twice a month
    • Proactive look at the project – keep the fires out of the way
    • Highly organized (things don’t slip through the cracks)
    • Overly communicative – phone first, emails second
    • Accurately communicating project issues in the O10
      • Solutions focused – presenting a solution when there is a problem
    • Owner relationship management
    • Stays in tune with the Project through photos and daily report review
    • Time is of the essence; move with a purpose
  • Effectively lead Close Well
    • Effectively closes out the job – doesn’t linger forever
    • Ensure that final and interim punch list are completed timely
    • CPARS Tracker

Required Education and Experience

  • 4-year degree in Architecture, Engineering, Construction Management, or related field
  • Previous experience in construction management or other related fields

Physical Demands and Work Environment

  • Frequently required to stand, walk, or sit

  • Continually required to utilize hand and finger dexterity

  • Continually required to talk/listen

  • Continually utilize visual acuity to operate equipment, read technical information, and/or use a keyboard

  • Occasionally required to lift/push/carry items less than 25 pounds
